A Landlord has a responsibility to his tenants to ensure the safety of any gas appliance in their property by means of a Landlord Gas Safety Inspection and the provision of an annual certificate.

Legionella Risk Assessments
As a landlord you are now legally obligated under new Health & Safety Law to carry out an annual Legionella Risk Assessment on any rental property private or domestic. You now have to consider the risks from Legionella that may affect your tenants and take suitable precautions.
Legionella is a bacteria formed within water systems, it breeds prolifically in temperatures of between 20° - 45°, it can also be formed by poorly designed and maintained plumbing. We at F Gray Plumbing & Heating are fully qualified, licensed and insured to carry out Legionella Risk Assessments and are members of the Legionella Risk Assessment & Disinfection Scheme. When an assessor visits your property they will carry out a site survey testing all water carrying equipment within your property and will then forward on a fully documented risk assessment with any findings and recommendations along with a schematic drawing of all plumbing equipment within your property.
